Default rates for best mortgages are up and many are finding that making ends meet is nearly impossible. Although some steps are being taken to allow consumers the chance to get a best mortgage again through a refinance, it may be too little too late for many consumers, especially for those that are already embroiled in the midst of a foreclosure.</p>
<p>CML director general Michael Coogan stated: &#8220;The number of people facing difficulty needs to be kept in perspective. The good news is that most people are coping well and continuing to pay their mortgages in full, despite the higher costs of food and fuel and the higher mortgage rates now prevailing in the market for those coming off cheaper original deals.</p>
<p>&#8220;But it is inevitable that more borrowers&#8217; coping strategies will come under pressure in current conditions than in the unusually benign years of the last decade. That&#8217;s why lenders, government and the advice sector are working closely together to minimise the impact on borrowers.&#8221;

Consumers are finding it difficult to get best mortgage rates from their bank and fees continue to rise in many cases. This has led to a drop in the amount of new applications for best mortgages and few are finding that they can get an approval in the current climate. It may take months before there is a change in the best mortgage market.</p>
<p>IMLA Executive director Peter Williams says: “The findings of the survey show intermediaries as realistic but not unduly disheartened. They recognise that mortgage volumes will be lower in the year ahead than they have been in the past and that they need to adjust their business models accordingly – for example relying on technology to a greater extent to handle applications.</p>
<p>&#8220;House prices are expected to see a modest correction, but in the absence of forced sellers in the market place, they do not anticipate a major collapse in property values. These more positive perceptions contrast with the more negative commentary that currently dominates the market and reflects the fact these are locality based views. ”

Specifically, higher rates and closing fees have left many homebuyers out in the cold, unable to find a best mortgage. For others, their bad credit history is making it impossible to get a best mortgage. While there is a lot of debate on the subject, the figures on best mortgages speak for themselves. Records are being set and it appears as though the housing industry is in this for the long haul.</p>
<p>BBA statistics director, David Dooks, said of the latest data: “Another record low number of mortgages approved by the banks for house purchase means that the whole market is likely to be at its least active since the early 1990’s. However, even in this rapidly slowing market, net lending has still grown by 12% over the past year and there continue to be significant numbers of people remortgaging with the banks. The pressure on household finances is being reflected in subdued consumer borrowing, with spending on cards lower than of late and borrowing on personal loans and overdrafts being comparatively weak.”

<p>David Hollingworth of London and Country stated, &#8220;Knowing exactly what you have to pay may be particularly important at the moment, against a backdrop of rising fuel and food bills.&#8221; He suggests hunting for the best mortgage deal. &#8220;Yorkshire building society also has a two-year fix with a low rate of 5.99 per cent, but this comes with a bigger fee of £1,995,&#8221; he adds. &#8220;If you want a five-year fix, First Direct looks good with a rate of 6.29 per cent and a £598 fee, while once again Yorkshire wins on rates at 5.99 per cent, but at the expense of a £2,495 fee.&#8221;</p>
<p>&#8220;As longer-term swap rates are lower than those for short-term money, these deals could become more competitive,&#8221; says Melanie Bien of Savills Private Finance. &#8220;They buy you peace of mind and you won&#8217;t fhave to pay remortgaging costs every couple of years.&#8221;</p>
